DESCRIPTION

The Bell Court Apartments are designated by the Department of Housing and Urban Development (HUD) for the elderly and near elderly. You must be at least 50 years old to live here.

We have 24 one-bedroom units, and 2 two-bedroom units that are located in the Borough of Bellwood. Two of our apartments are accessible for wheelchair access.

To be eligible to apply, your income cannot exceed the following limits that became effective on May 15, 2023, and are subject to change each year:


1 Person - $43,250

2 People - $49,400

3 People - $55,600

4 People - $61,750

5 People - $66,700

6 People - $71,650

7 People - $76,600

8 or more - $81,550

If your gross yearly income (the amount of your income before any taxes and Medicare are withheld) is more than the amount for the  number of people in your household, you are not eligible to live at Bell Court.


Your rent will be based on 30% of your income after any allowances that you may have. We give an allowance of $400 if you are over the age of 62 or if you are disabled, and we exclude medical expenses that you pay out-of-pocket that exceed 3% of your income.


We also subtract a utility allowance of $90 from your monthly income if you move into a one-bedroom apartment and a utility allowance of $111 from your monthly income if you move into a two-bedroom apartment. These allowances are also subject to change.


As part of the formal application process, we will verify the amount of the income that you currently receive, check rental references, and do a criminal background check. You may apply by filling out the Preliminary Application that is located here


You will be placed on a waiting list for this development and we will contact you by mail when your name comes to the top of the waiting list. Please keep in mind that we will need to see your birth certificate, a photo i.d., and your Social Security card when we have an available rental unit for you.


The security deposit is $200 and must be paid before you will receive the

keys to your apartment.
